How does this mortgage calculator work out your monthly payment?
Your loan is the price of the home less your down payment. Each lender then sets how much down payment it needs, how many years you can take to repay, the interest rate, and how much of your income can go to repayments. We check every lender we compare against your details and show the ones that fit you best.
- Loan amount. The home price less your down payment. Lenders usually want 5% to 20% down; some programmes for first-time homeowners need none.
- Loan term. Up to 30 years, shortened so the loan is repaid by the lender's retirement age, usually 60 to 65. Some lenders offer the full term whatever your age.
- Monthly payment. The standard repayment formula for the loan, the lender's rate and the term. Where a lender does not publish a rate, we use the Central Bank's market average.
- Affordability. Lenders let a share of your gross monthly income go to loan repayments, usually 30% to 45%, less any loan payments you already make. A lender fits you when its payment is within that share.
- Your best matches. We show up to three lenders that fit, lowest monthly payment first, and lenders whose rate we know before those on the market average. If none fit, we show how much home your income could carry.
Example: a $1,000,000 home with 10% down
| Step | Figure |
|---|---|
| Home price | $1,000,000 |
| Down payment (10%) | $100,000 |
| Loan | $900,000 |
| Rate (market average, Central Bank, June 2026) | 4.85% |
| Term | 30 years |
| Monthly payment | $4,750 |
| Total interest over the term | $810,000 |
A lender that allows 40% of income for repayments would want a gross monthly income of about $11,900 to carry a payment of $4,750.
What does this estimate leave out?
This calculator gives an indicative figure, not a loan offer or pre-approval. Dream Dwell Realty is a real estate agency, not a lender or a financial adviser. Only a lender can tell you what it will lend, after it has assessed you and the property.
The estimate does not take into account:
- your credit history or your employment history;
- closing costs such as legal fees, valuation, stamp duty and a lender's commitment or handling fee;
- mortgage insurance, property insurance or mortgage indemnity;
- the property's valuation, which can be lower than the price;
- changes in interest rates after today. Many mortgages in Trinidad and Tobago are repriced against a reference rate.
Estimates are for illustration only and are based on figures each lender publishes, checked on the date shown. They are not an offer of credit, a pre-approval or financial advice. Rates, limits and fees change, and every lender makes its own decision. Speak to the lender before you rely on any figure.

Mortgage questions home buyers ask us
-
How is my monthly mortgage payment worked out?
Your loan is the price of the home less your down payment. The lender's interest rate and the number of years you take to repay then set the monthly payment, using the standard repayment formula. For example, a $1,000,000 home with $100,000 down leaves a $900,000 loan, which at the Central Bank's June 2026 average rate of 4.85% over 30 years costs about $4,750 a month.
-
How much of my income can go to a mortgage?
Lenders in Trinidad and Tobago let a share of your gross monthly income go to loan repayments, usually 30% to 45%. This is called the debt service ratio. Payments you already make on car loans, personal loans and credit cards come out of the same share, so they reduce what you can put towards a mortgage.
-
What are mortgage interest rates in Trinidad and Tobago in 2026?
The Central Bank of Trinidad and Tobago reports that the average rate on new residential mortgages was 4.85% in June 2026. Each lender prices each borrower individually, depending on your credit score, your down payment and whether a special programme applies. Our calculator uses rates we have checked with each lender, and the Central Bank's average where a lender does not publish one.
-
How much down payment do I need to buy a home in Trinidad and Tobago?
Usually 5% to 20% of the price, plus closing costs such as legal and valuation fees. Some lenders accept less with a good credit score, and some programmes for first-time homeowners need no down payment at all. Enter your own down payment in the calculator to see which lenders it opens up.
-
Does my age affect my mortgage?
Usually, yes. Most lenders want the mortgage repaid by around retirement age, usually 60 to 65, so the older you are, the shorter the term and the higher the monthly payment. At 4.85%, a $900,000 loan costs about $4,750 a month over 30 years but about $7,048 over 15 years. Some lenders offer the full term whatever your age, and the calculator takes that into account.
-
Can we apply for a joint mortgage in Trinidad and Tobago?
Yes. Two people can apply together, and lenders add both incomes, which means a bigger monthly payment can fit your budget. In our calculator the younger applicant's age sets the loan term. Some lenders base the term on the older applicant's age, which gives a shorter term and a higher payment, so check with the lender before you rely on the figure.
-
Are there mortgages for first-time homeowners in Trinidad and Tobago?
Yes. Some lenders have programmes with lower rates and smaller down payments for first-time homeowners who are nationals of Trinidad and Tobago, usually with limits on household income and on the price of the home. Tick the first-time homeowner and national boxes in the calculator and it will include any programme you qualify for.
-
Is this estimate a mortgage pre-approval?
No. It is an indicative figure based on lending guidelines we have checked, not an offer or a pre-approval. Dream Dwell Realty is a real estate agency, not a lender. To be pre-qualified, apply to the lender of your choice, which will check your income, credit history and the property. Our agents can then show you homes in your price range.
